The inspection
What a proper roof repair visit includes
Water rarely comes through the ceiling right under the hole. It runs along rafters, the top of the drywall or a vent pipe before it drips, so a stain in the hallway can start at flashing six feet away. A roofer who only caulks the spot above the stain is guessing.
What the roofer checks
- The roof covering: lifted, creased, cracked or missing shingles, loose metal panels and backed-out screws, worn seams on low-slope sections
- Flashing at walls, chimneys, skylights and valleys, plus pipe boots and roof vents
- Gutters, downspouts and valleys, including the ones packed with pine needles
- The attic: stained or soft decking, damp insulation, dripping nail tips and how well the attic is vented
- Underlayment and decking around the damage, opened where needed and photographed before anything is covered
What your written estimate should spell out
- The leak source or damage found, with photos
- The scope: which materials, how much area, and how the repair ties into the existing roof
- Labor, materials, disposal and any permit
- How hidden damage, such as soft decking, will be handled and priced before it is replaced
- Whether the price is fixed or an allowance, when payments are due, and the roofer's written warranty terms
- Which work is temporary (a tarp or dry-in) and which is the permanent repair
